KUALA LUMPUR (Nov 19): Bandar Tun Razak — located in the district of Cheras, Kuala Lumpur — is just a 20-minute drive from the city centre. The most recent population data for the 25 sq km-township states that it is home to 191,318 residents, as of 2020.
Whether you prefer landed or non-landed homes, Bandar Tun Razak is a neighbourhood you can consider, as the area offers a blend of both property types. Non-landed homes still comprise a majority of the homes here though, with 50.6% of Bandar Tun Razak’s residential landscape being taken up by condominiums and apartments. In terms of landed properties, terrace houses are the predominant type, making up 15.9% of the landed homes here.
A majority of non-landed properties in Bandar Tun Razak have smaller built-up sizes, with 48.3% falling into the size range of 500 to 1,000 sq ft, and 26.8% having a size range of less than 500 sq ft. Even with an additional budget of RM150,000 for renovations, it is still cheaper than purchasing a brand new landed property in other neighbourhoods in close proximity to the city centre. It is even cheaper than purchasing some non-landed properties in the area. Plus, renovations will provide potential homebuyers the opportunity to customise their homes to their liking.
Bandar Tun Razak is a well-rounded neighbourhood in terms of amenities. Approximately 32.1% of amenities in the neighbourhood are for consumer shopping, followed by 21.8% for F&B, and 17.5% for education. These are the three largest categories of amenities available in Bandar Tun Razak. The neighbourhood also has a light rail transit (LRT) station — Bandar Tun Razak. Just one stop away, the Salak Selatan LRT station is set to become a transit station for the upcoming Mass Rapid Transit (MRT) Circle Line (MRT3), so potential homebuyers aren’t missing out on the connectivity. If you need access to green spaces, Permaisuri Lake Garden, next to the Kuala Lumpur Football Stadium, is located at the north end of the neighbourhood.
Bandar Tun Razak might not be one for new launches, but it does have a good subsale market. For new developments, its neighbouring locale, Bandar Sri Permaisuri, does have two upcoming projects: Danau Lumayan and Kompleks Permaisuri Q.
