KUALA LUMPUR (June 27): If you encounter a problem when trying to invest in property, you will be glad if you have Steven Tay (pictured) on your side.

“When encountering problems, instead of complaining, we should find solutions. No matter what the issue is, we should approach it with the intention of benefiting others,” said Tay, who is a district leader of PropNex Cheras.

Tay has gone from strength to strength in his real estate endeavour built on a strong set of values, especially his leading role.

“The primary role of a team leader is to guide the team towards achieving set performance goals, while also training the team in professional sales knowledge and finding clients through effective advertising. The team must have strong trust, empathy, and aligned goals."

His leadership role also entails giving inspiration when the chips are down. "Agency leaders must have a higher ability to withstand pressure. In addition to managing, they must also build the company's grassroots cohesion," he adds, reiterating that grit and self-discipline distinguishes successful leaders from the rest.

Hard work comes with the territory and Tay is from the ‘No such thing as a free lunch’ school of thought. 

“When luck is not on your side, you should work twice as hard and look for areas where you can improve, such as taking classes, reading more books, and learning from successful people. Success doesn't happen overnight; it requires you taking one step at a time.

It looks like it is most apt that this native of Cheras ended up as district leader of PropNex Cheras.

“Cheras boasts comprehensive transportation facilities, highways, employment opportunities, and essential daily life amenities. As a result, it is a prime location favoured by both locals and foreign investors.”

Any real estate tips? “Investing in real estate can be categorised into long-term and short-term investments. For long-term investments, it's best to choose properties that already have tenants, allowing you to budget for monthly mortgage payments. Over five to ten years, the property's value can double.”
