SEPANG (April 25): IOI Properties Group broke ground on Thursday for Senna Puteri, its latest township development located in Sepang, Selangor. The developer is looking to launch 386 units of townhouses in its first phase before the end of the second quarter.

Spanning 117 acres in southern Klang Valley, the 12-phase Senna Puteri will be developed over the next 10 years, offering residential, commercial, recreational areas, green spaces, community hall, surau and more. It has a gross development value (GDV) of over RM3 billion.

“Our vision for Senna Puteri is to follow on the success of Warisan Puteri, our integrated mixed development in Kota Warisan, Sepang, to be a well-planned, self-sustaining mixed development with a comprehensive range of residential, commercial and recreational components,” said IOI Properties group chief operating officer Teh Chin Guan during his welcome speech at the groundbreaking ceremony held on Thursday here.

To complement the existing commercial, industrial and trade activities in the area, the developer is kick-starting the launch of Senna Puteri with hilltop townhouses in the second quarter.

“It is not the first townhouse product we have launched in this area. We launched some townhouses two years ago and they were very well received. We have fully sold them in a short period. The buyers like it as it is like a semi-landed house but with an affordable price. We are confident with this new launch,” Teh told the press after the ceremony. 

The 17.8-acre gated and guarded Phase 1 offers 386 units of townhouses with a standard lot size of 26ft by 65ft. The lower units have built-ups from 1,690 to 1,862 sq ft and three bedrooms and three bathrooms, while the upper units’ built-ups range from 2,336 to 2,454 sq ft with four bedrooms and 3+1 bathrooms. The selling price and official launch date will be announced at a later date.

“The selling price will be very competitive… We are confident to achieve 50% sales once these townhouses are open for sale,” Teh said.

Rows of townhouses in the development will be separated by six meter wide back lanes with rear gardens. Residents will also benefit from 2.75 acres of recreational space, which boasts facilities such as a BBQ area, badminton court, basketball court, children’s playground and multipurpose hall.

Also at the ground-breaking ceremony was IOI Properties general manager of Bangi and Sepang Wong Peen Fook, who said in his speech, “Catering for young families and upgraders seeking room to grow with contemporary hilltop homes in a gated and guarded community, as well as professionals commuting to KLIA or KL via the ERL (express rail link) Salak Tinggi station nearby, we worked with the land to give the development its own unique character, incorporating open spaces throughout the phase and township as well as scenic views of the rolling hills and greenery all around.”

Senna Puteri is a five-minute drive away from Salak Tinggi ERL station and well connected to major highways such as North-South Expressway Central Link (ELITE), Putrajaya-Cyberjaya Expressway and Nilai-KLIA Highway. Nearby amenities include Xiamen University Malaysia, INTI International University, Mitsui Outlet Park, AEON Mall Nilai and Kota Seriemas Golf & Country Club.
