KUALA LUMPUR (Aug 17): Tropicana Corp Bhd is planning to launch SouthPlace 2 Shoppes & Residences at its 88-acre Tropicana Metropark development in Subang Jaya in the fourth quarter of 2023 (4Q2023), following the strong 90% take-up of its earlier SouthPlace Shoppes & Residences project, the developer announced in a statement.

SouthPlace 2 Shoppes & Residences builds on the success of completed residential offerings such as Pandora, Paloma and Paisley while expanding on SouthPlace Shoppes’ retail offerings with an al fresco commercial concept fronting Tropicana Metropark’s Urban Park. We are also proud to welcome Mercato as the upcoming anchor tenant to add more value to this already vibrant neighbourhood,” said Tropicana executive director of marketing and sales Ixora Ang in the statement.

With a gross development value of RM520 million, SouthPlace 2 Shoppes & Residences comprises one 553-unit serviced residence tower and 74 retail lots on a 4.4-acre freehold parcel.

SouthPlace 2 Residences, the serviced residence, offers one- to four-bedroom unit types with built-ups ranging from 583 to 1,129 sq ft. Units will come partially furnished with kitchen cabinets, air-conditioners, water heaters and digital locks. Selling prices start from RM506,000.

Meanwhile, the retail component SouthPlace 2 Shoppes is located on the first two floors of the development. The lots have built-ups ranging from 562 to 3,266 sq ft and an average price tag of RM1.58 million. A dedicated link bridge at Level 1 will connect the offering to SouthPlace Shoppes’ retail mix, including Mercato.

According to the statement, the retail lots are designed to cater to a range of businesses with a focus on retail drivers such as cafes and casual dining, bars and restaurants, convenience stores and essentials, health and wellness, and edutainment. “[SouthPlace 2 Shoppes retail hub is] suitable for enterprises seeking to serve the immediate catchment with Tropicana Metropark’s projected 26,000 residents and surrounding catchment population of 1.2 million.”

The Tropicana Metropark masterplan development is also home to a completed 9.2-acre urban park with a canal and 2.8km of jogging/walking/cycling paths as well as Sri KDU International School. The development has a direct link to the Federal Highway and its neighbouring amenities include healthcare institutions (Sunway Medical and Subang Jaya Medical Centre), three golf clubs (Glenmarie and Saujana Golf & Country Clubs, and Kelab Golf Negara Subang) and two rail transit lines (LRT and KTM).
