KUALA LUMPUR (July 18): IJM Land Bhd is looking to launch a new commercial hub, called Nexus, in Seremban 2 (S2) this quarter.

The 21.41-acre commercial hub will have a gross development value of RM300 million. It has two phases, whereby the first phase consists of shop offices, while the other phase will be for future retail space.

Phase 1 will have a total of 166 freehold shops, with 147 units being two-storey shop offices, and the remaining 19 units are shop office units with a sub-basement car park. With built-ups from 3,455 square feet (sq ft) to 10,559 sq ft, these units come with a starting price of RM1.39 million. 

Despite changes in market dynamics, there has been continuous strong demand with new businesses identifying customers at S2 as the targeted demographics. IJM Land senior general manager Chai Kian Soon noted that existing businesses that are doing well there are also looking to expand with new branches and outlets. “This bodes well for investors who are non-business owners, [as they are] able to command a steady stream of rental income yield from their investments. These factors are expected to drive prices higher and create favourable conditions for the commercial units at Nexus, which are supported by strong underlying fundamentals... With meticulous attention to detail, we are dedicated to crafting functional spaces that offer an ideal environment for prosperous business ventures within our esteemed township,” he said.

Within the neighbourhood of S2 are the 15-acre City Park and 30-acre Hill Park. There is also the S2 clubhouse, providing an array of facilities and services.  

Amenities nearby also include a variety of shopping malls, retail hubs, hypermarkets, medical centres, as well as public and international schools.

Meanwhile, IJM Land is set to expand S2 with a 400-acre development, S2 Heights Aman, which is a 10-minute drive away. This development offers nine phases, featuring link and semi-detached homes, as well as shoplots. With 1,742 units scheduled to be built, the first launch is planned for this quarter. Two new landed residential developments will also be unveiled in 4Q2023 and 1Q2024.
