Bandar Sungai Long, located in Kajang, is a thriving township undergoing significant development. Recognised as a community with a large student population, many individuals acquire properties in this township specifically for the purpose of renting them out to students.
According to Hei Kar Jun (REN 16999) (010-341 3414) of PropNex Realty Sdn Bhd, who closed the deal, the owner sold the property as his family moved to a bungalow. The buyer liked the house owing to the fact that it is located in a quiet neighbourhood. The buyer also believes the feng shui or Chinese geomancy of the property is well suited for the family and business.
Hei thinks the deal was a good one because the previous owner found someone who was mutually in love and interested in the property. Both the owner and buyer were happy, given the deal was closed at a reasonable price range as well.
As of the beginning of July, there were 100 for-sale listings for properties at Bandar Sungai Long on EdgeProp.my with an average asking price of RM1,552,530 or RM446.42 psf. Meanwhile, there were two rental listings with an average monthly rent of RM3,750 or RM1.12 psf.
