SELANGOR (April 28): S P Setia’s Setia EcoHill 2 in Semenyih is launching the first phase of its commercial development, Nadi, located within the commercial precinct of the township, Setia Commerce Square, this week.
Nadi comprises three phases of shopoffices and is estimated to have a gross development value of RM500 million, occupying 34 acres out of the 1,010-acre Setia EcoHill 2 which is planned for completion by 2026. It offers 86 shopoffice units, of which 80 are double- and triple-storey terraced units and six are double-storey semidee units.
Following its preview on March 25, 2023, 80% of Nadi has already been booked.
“With Nadi as our first commercial offering in Setia EcoHill 2, not only will the shops bring more commercial vibrancy and more retail options and amenities for Setia EcoHill 2’s population of approximately 40,000 residents, it will also draw footfall from 3,000 acres of the surrounding mature neighbourhoods, which have an estimated catchment population of up to 100,000 residents, including our very own Setia EcoHill township that is nearby Setia EcoHill 2. University of Nottingham Malaysia, which is located within a 20-minute drive to Setia EcoHill 2, is also estimated to contribute a population of 5,000 students from its campus,” said Koh Sooi Meng, general manager of Setia EcoHill.
“Located within close proximity to several upcoming high-rise projects in the surrounding neighbourhoods, we are targeting businesses from F&B, retail, and the service industry such as restaurants, clinics, mini supermarkets, showrooms, convenience stores, service boutiques and educational centres to support the rapid growth and development of this self-contained township,” added Koh.
Nadi’s terraced shop offices measure 26ft by 75ft for double-storey intermediate units and 42ft by 75ft and 46ft by 75ft for the triple-storey corner units. The built-up ranges from 3,494 to 8,642 sq ft, with starting price of RM1.55 million.
The double-storey semidetached shop offices have a land area of 70ft by 148ft and built-ups from 5,566 sq ft, priced from RM3.7 million.
Nadi’s corner units will have a nine-foot verandah, making it suitable for restaurants and cafés, while the semi-detached units have a 15-ft ceiling height for the ground floor to create a better perception of spaciousness and allow more natural light and improve indoor ventilation.
