According to Zarif Zahisham (REN 61582) (017-323 8055) of Chester Properties Sdn Bhd, who concluded the deal, the previous owner sold the property as he wanted to downsize. The buyer was keen on the unit for its well-maintained landscape coupled with ample lawn space and architecture of the house.
Zarif said both buyer and owner were satisfied with the deal given the “difficulty” in finding “the location” and appropriate price for the property.
“The buyer was having a hard time finding a decent house with superb views at a RM3 million to RM5 million price range. The view was the main criteria for this buyer and he didn’t want it to be too far from his office in PJ.
“Unfortunately, most of the houses that fit these criteria sit in the hill top like Damansara Heights, Mont'Kiara, Bukit Tunku, you name it. The prices are all over the roof. Fortunately, we managed to find the right house with the right price for this buyer and that made him very happy.
“The owner, on the other hand, was struggling to find the right buyer for his house. He claimed most of the other buyers gave a low-ball offer which he couldn’t accept. So, this deal was a win-win-win for the buyer, owner and agent,” said Zarif.
As of mid-March, there were 13 for sale listings for properties at Seksyen U9 on EdgeProp.my with an average asking price of RM2,440,524 or RM471.39 psf.
