KUALA LUMPUR (Feb 28): Sime Darby Property Bhd’s first serviced apartment tower under the Serasi Residences project was fully taken up during its official launch over the weekend.

According to a press release on Monday (Feb 27), all 507 units of the first tower were snapped up through the developer’s in-house online booking system platform. 

Located in Putra Heights, Subang Jaya, Serasi Residences is the first of four phases to be launched within the 25-acre Putra Heights Sentral development, which will comprise residential and commercial components.

With built-ups from 668 to 850 sq ft, the units of the first tower were priced from RM356,000 to RM528,000 each, with a gross development value of RM203.94 million. 

Sime Darby Property chief marketing and sales officer Datuk Lai Shu Wei said this achievement is a reflection of Sime Darby’s goal to create developments that elevate living and mobility. “It is also a great way to kick-start our series of transit-oriented developments (TODs) to be part of the well-established Subang Jaya area, with more master-planned developments to be included in our townships across the country in the near future,” he said, adding that these homes are targeted towards first-time homebuyers within the middle-income household category.

He also noted that the developer’s focus is not just on the pricing, but also on ensuring that the homes are designed to overcome the typical shortcomings of conventional affordable homes.

The overall Serasi Residences development will comprise 1,428 apartment units in total, of which 749 will be on the open market, while the remaining 679 units will be Servis Apartmen Mampu Milik sold at a controlled fixed price of RM250,000 authorised by Lembaga Perumahan dan Hartanah Selangor.

Serasi Residences offers facilities such as an Olympic-length swimming pool as well as a multipurpose hall with two badminton courts. The development is within close proximity to amenities including a Giant Hypermarket as well as Putra Point Commercial Centre, which serves as Putra Heights' main commercial hub comprising restaurants, cafes, hair salons, banking service providers, car workshops and several fast-food outlets.

Residents will be able to access the 8-acre Putra Heights Linear Park, which has a walking trail along Bukit Cermin, and a 15km cycling path throughout the Putra Heights township. This will further complement the upcoming Putra Heights Community Park, set to be completed by the end of 2023.

As a TOD, Serasi Residences provides a 400m covered walkway to the Putra Heights LRT Station, which serves the Kelana Jaya and Sri Petaling lines and gives travellers direct access to various key destinations, such as Bangsar, KL Sentral, KLCC, Wangsa Maju, and Bukit Jalil.

The development is also connected to various major highways, such as the North-South Expressway Central Link, Damansara-Puchong Expressway, Shah Alam Expressway and New Klang Valley Expressway.
