According to Meifen Low Mooi Hoon (REN 06451) (012-653 0714) of EUM Realty Sdn Bhd, who concluded the deal, the two-storey shoplot was sold by the owner as he wanted to cash out for other investments. Meanwhile, the buyer liked the unit as it is a freehold property and with a long-term tenant. 

Low felt that this was a good deal owing to the fact that it is difficult to secure a mature and established shoplot with wide roads with an adequate return of rental with the potential to grow. 

As of the beginning of January, there were seven for sale listings for shoplots at Taman Bukit Serdang on EdgeProp.my with an average asking price of RM2,607,129 or RM743.03 psf. Meanwhile, there were also four rental listings with an average monthly rent of RM20,200 or RM4.03psf.
