Developed by Tan & Tan Development in 2004, USJ Tanamera is a 15-acre gated-and-guarded neighbourhood consisting of a variety of freehold landed units from 2½-storey townhouses to semidees and bungalows.
According to Reapfield Properties’ Carmen Lee (PEA 3154), the unit was sold because the owners were ageing and found it difficult to move around this 2½-storey terrace house. So, they were looking to move into a single-storey house.
The buyer, however, saw great value in this unit for its low density, gated-and-guarded community and exclusive clubhouse facilities such as swimming pool, basketball court and more.
“The house was fairly well kept, and the lower moving-in cost enticed the buyer. Furthermore, the house was relatively new and modern-looking compared to other older housing units in USJ,” said Lee.
Lee also shared the buyer had browsed more than 20 properties before deciding to buy the unit.
As of early-August 2022, there were seven listings for landed units in USJ Tanamera with asking prices ranging from RM1.03 million to RM2.8 million or about RM502 to RM711 psf.
There was no rental listing.
