Located in the mature neighbourhood of Bangsar Baru, Jalan Telawi 2 is one of the main roads of Bangsar Baru where it features a commercial mix of retail and F&B businesses.
Charis Lee of CID Realtors Sdn Bhd, who had concluded the deal, shared that the tenant had been looking for a unit in Bangsar Baru as they wanted to open their restaurant within the area.
“This lot is located at one of the more vibrant streets at Telawi Bangsar with high foot traffic due to its close proximity to Bangsar Village II, making it a good catchment area for F&B patrons,” said Lee.
As the tenant decided to rent out the unit, it comes as a relief for the owner as its previous tenant had to vacate the unit as their business was affected when the movement control orders were reinforced last year.
Lee added that the current tenant had managed to land a good deal as it has always been impossible to rent out a unit in this location with a below market price as well.
“The demand to rent shoplots at Jalan Telawi has always been overwhelming. The market rental for a ground floor shop was around RM20,000 to RM22,000 per month pre-pandemic times.”
There is currently only one unit listed for rental for a ground floor shop unit in Jalan Telawi 2 with an asking price of RM16,000 or RM8.90 psf.
