SETIA ALAM (Sept 22): Property developer Suntrack Development has unveiled its latest project development called Tuai Residence at a media preview today.

Tuai Residence sits on 6.6-acre of freehold land with a total of 330 units, with sizes ranging from 1,109 sq ft to 1,927 sq ft and starting price of RM450 psf.

Suntrack Development CEO James Tan said the Covid-19 pandemic has reaffirmed the company's direction on this RM194 million gross development value project where he observed the isolation and restriction of many who had to be confined to their homes during the Movement Control Order (MCO).

Thus, he hopes to be able to build a project for his own grandmother which emphasises on safety for children and the elderly, while encouraging community building and accessibility and independent living.

"We worked very closely with Universiti Malaya Faculty of Architecture Associate Professor Dr Naziaty Mohd Yaacob where we used the application of Universal Design. Tuai Residence is designed to be wheelchair-friendly from specific toilets in apartment units all the way to common facilities. All ramps, lifts to units and communal facilities, and our link bridge are accessible to wheelchairs, baby strollers, and older pedestrians," said Tan.

"With our traffic-free sheltered link bridge that connects Tuai Residence to the future retail development, one can easily walk over to attend classes, replenish groceries or even to get a cup of coffee. In addition, Tuai Residence also maximises safety precautions by designing fire sprinklers into common areas and inside each unit to start firefighting efforts before the firemen arrive which is a rare feature in residential developments," Tan added.

The development is located next to the Eco Ardence township and is accessible by highways such as the New Klang Valley Expressway, Guthrie Corridor Expressway and Shapadu Highway.

Among the facilities include resident lounge with billiard tables, pet park, playground, six activity rooms and a clubhouse café. The maintenance fee of the project is estimated to be 35 sens psf, exclusive of the sinking fund.

Suntrack Development is also working together with Cality Care, an Australian company providing Australian standard home-care. The Care office staff will be trained with skills such as First Aid and Cardiopulmonary Resuscitation (CPR) for emergencies management before the arrival of an ambulance.
