Situated on the west coast of the peninsular, Port Klang is ranked the 12 busiest container port in the world, handling 13.5 million twenty-foot equivalent units (TEUs) in 2019.
The robust import and export business has spurred high demand for industrial properties in the Port Klang area, especially West Port and North Port that handle all types of cargo containers, said Norman Soo from CID Realtors Sdn Bhd.
The agent, who specialises in industrial properties in the Klang area, recently sealed a nine-year rental deal (renewal option of every three years with an agreeable rental adjustment) for a factory in Kawasan Perusahaan Bandar Sultan Sulaiman located next to North Port.
“The previous tenant was relocated to another place after renting the factory for more than 10 years. It took me three months to get a new tenant for this factory,” he said.
The new tenant is a multinational corporation that services heavy vehicles such as trucks, buses and vans. It plans to convert the factory into a vehicle workshop and administration office.
“They chose the North Port area as their new office and workshop owing to the strong demand for heavy vehicle services in this area,” added Soh.
He noted that the landlord is happy to secure another long-term tenant and did not mind repainting the factory and replacing the plaster ceilings as requested by the tenant.
As at end-June 2020, there were 83 Port Klang industrial property rental listings on EdgeProp.my with an average asking monthly rental of RM127,197 or RM0.91 psf. Meanwhile, there were 59 sale listings with an average asking price of RM16.98 million or RM189 psf.
In 2019, 19 factory units in Port Klang were sold at an average transacted price of RM5.71 million or RM284 psf.
