188 Suites, previously known as Fraser Residence, is located on Jalan Cendana within Kuala Lumpur’s Golden Triangle. The luxury high-rise serviced apartment development houses 446 units in two blocks of 22 floors and 26 floors each.

Meifen Low from One WSM Property Sdn Bhd, the negotiator who concluded the deal, said the tenant decided to rent it immediately after viewing it. “He likes the convenience of the location as well as the pleasant environment there,” she explained.

According to Low, given that there are a number of vacancies in the building, the owner, who is an investor, was lucky to have secured a tenant during the Covid-19 Movement Control Order period.

“Furthermore, the deal was concluded soon after the previous tenant moved out,” she adds.

According to data from EdgeProp.my, as at end-May 2020 there were 11 rental listings of 188 Suites with an average asking rent at RM5,509 or RM5.66 psf per month.

Meanwhile, there were eight units listed for sale with the average asking price of RM963,175 or RM1,132 psf. The last transacted unit was in 2018, which sold for RM700,000 or RM1,204 psf.
