8 Villa, Taman Yarl is a freehold gated-and-guarded community of semidee homes located off Old Klang Road in Taman Yarl, Kuala Lumpur. The low-density project comprises just eight triple-storey semidee homes. Additionally, the project is situated near other mature townships such as Sri Petaling, Taman OUG and Bukit Jalil.
It is a short drive (within 2km) to amenities such the Awan Besar LRT station, Taman OUG commercial hub and Bukit Jalil Recreational Park. The housing area is also highly accessible via Old Klang Road and the KESAS and NPE expressways.
According to Joseph Tin of Tech Realtors Properties who concluded the deal, the sellers plan to migrate overseas as their children are already studying abroad. “As there are only two people staying together, the semidee became too spacious for them,” said Tin.
“The house was extensively renovated which took a year. It features a clean look with white walls highlighted by an intricately crafted ceiling in the living room,” noted Tin.
The buyer was attracted by the beautiful, tasteful and modern design of the interiors. “The buyer also likes the brand-new feel of the house and the ample natural light in all the rooms,” said Tin, adding that the house has a spacious layout with well-placed storage areas.
As the house came fully renovated and well-maintained, there was no need for additional spending on the buyer’s part. The seller was also willing to part with some of the furniture free of charge.
Based on EdgeProp.my data as of April 2020, there was only one single transaction in 2017 for an 8 Villa semidee at RM2,388,000 (or RM804 psf based on land area size).
Based on 16 for-sale listings of semidees in Taman Yarl (none in 8 Villa) as at early April 2020, the average asking price for a semidee in the area was around RM2,226,875 or RM606 psf.
