Completed in 2017, Pavilion Hilltop Mont’Kiara offers its residents an urban resort lifestyle. The premium condominium is developed by Permata Cermat, a joint venture between Pavilion Group and Kuwait Finance House.
The project comprises three blocks with a total of 621 units, with minimum built-up size of 1,200 sq ft. Facilities include infinity pool, outdoor Jacuzzi, jogging path, BBQ facilities, gymnasium, dance studio, sports courts and multi-purpose hall.
Located within a 10-minute drive from Publika Shopping Gallery and Solaris Mont’Kiara, the development has access to the SPRINT Highway, DUKE Highway, Penchala Link and North-South Highway.
Amy Chia, the real estate negotiator who concluded the deal, said the unit was previously jointly owned by two Singaporeans who purchased the unit for investment. The new owner is a Malaysian who bought for own-stay.
“The buyer likes the unit because it has a view of KL city centre and the National Palace. It is rare to get a high floor unit with such amazing views. Furthermore, the selling price was slightly lower than the market price,” Chia said.
EdgeProp.my transaction data showed that there were three units at Pavilion Hilltop Mont’Kiara that were sold since the beginning of the year till July 21, at an average price of RM1.42 million or RM1,019 psf. In 2018, there were 17 transactions with an average price of RM1.62 million or RM977 psf.
According to EdgeProp.my’s listings as at July 29, the average asking price for Pavilion Hilltop Mont’Kiara was RM2.05 million or RM1,042 psf based on 152 listings.
Based on 137 rental listings, the average asking monthly rent of the units was RM7,220 or RM3.97 psf.
