Arcoris Residences (located along Jalan Kiara, the main road of Mont’Kiara) is the latest offering by UEM Sunrise Bhd. It was completed and handed over in phases since mid-2017.
The residences are part of the Arcoris Mont’Kiara freehold mixed development comprising two towers – one 35-storey and one 18-storey block – which has five components including serviced residences, Soho units, business suites, hotel and retail.
Arcoris Residences is located at the 18-storey tower, also known as Northern Tower, offering 331 serviced residences with choices of two-bedroom and three-bedroom units.
According to MIP Properties negotiator Catherine Wong, who concluded the deal, Mont’Kiara is a popular destination for the expatriates who are looking for long-term homes in Malaysia for its proximity to the city centre and easy access to various amenities.
“The purchaser is an investor looking for rental income. They decided to purchase the unit for its strategic location and reasonable price,” she said.
She added that Arcoris Residences, which is situated between Villa Mont’Kiara and Plaza Mont’Kiara, is now fetching an average rental of around RM4,500 for a 896 sq ft and fully furnished units.
In this deal, the purchaser bought the 896 sq ft two bedroom unit at a lower floor with a price tag of RM956,000 or an average of RM1,066 sq ft.
EdgeProp.my transaction data showed that a total of 10 units in Arcoris Residences were transacted in 2017, with an average price of RM932,750 or RM1,033 psf.
Based on 106 property listings in EdgeProp.my (as at Nov 22), the asking price for Arcoris Residences is RM1.32 million or RM1,124 psf.
Meanwhile, based on 231 rental listings, the average asking monthly rent of the units are RM4,224 or RM4.44 psf.
