PETALING JAYA (Sept 25): Boutique property developer Temokin Development Sdn Bhd, a subsidiary of Temokin Holdings Sdn Bhd, has launched the first phase of its maiden property project – the Mahligai at Nusa Damai, Pasir Gudang, Johor – today, it said in a press release.

The Mahligai is a landed property development with a GDV of RM100 million and will be launched over three phases.

The first phase comprises 2-storey terraced homes priced from RM480,000 onwards.

“We are delighted by the response we received today. There were over 500 registrants for the first phase of the project, which shows that there is demand for these types of homes, so long as they are affordably priced and have a great location,” said Temokin Development CEO Tan Chien Chyi.

He noted that the 11.75-acre development was mainly targeted at families and offered a distinctive, modern contemporary design within the mature and flourishing neighbourhood of Nusa Damai.

To date, more than 95% of the units in the first phase have been sold.

“Even though this is our first foray into property development, we have 50 years of construction experience, which allows us better quality and cost control,” he said.

The Mahligai has three phases with phase one comprising of 53 units of four-bedroom, 2-storey terrace homes with built-ups of approximately 1,679 sq ft for intermediate units and 1,752 sq ft for corner units.

Meanwhile, phase two of the development will also feature 87 units of 2-storey terraced homes whilst phase three will feature 23 units of 3-storey terraced homes.

Due to the good response from potential buyers, phase two of the Mahligai has also been opened up for registration.

All homes in the project feature spacious open-plan layouts and column-free car porches while every bedroom gets its own en-suite bathroom.

On top of that, each unit also comes with TM’s Unifi broadband pre-installed, perimeter fencing and 24-hour security.
