Located in Bandar Puncak Alam, Shah Alam North, Bandar Hillpark is a 550-acre township developed by MKH Bhd, comprising landed homes, apartments and shopoffices.

According to Md Arifin Matiuddin of Oriental Realty who concluded the deal, the seller was an investor who bought the unit a few years ago from the developer. According to Arifin, the launch price for terraced homes in Bandar Hillpark was about RM360,000.

“The buyers bought for their own stay, they were looking for a new unit from the subsale market and liked the location,” he said.

“The average price for terraced homes in Bandar Hillpark is between RM470,000 and RM600,000 so the transacted price of RM530,000 is a fair price,” he told EdgeProp.my.

The township is easily accessible via the Guthrie Corridor Expressway, KL-Kuala Selangor Expressway, North-South Expressway, Damansara-Puchong Expressway, Duta-Ulu Klang Expressway and New Klang Valley Expressway.

Nearby institutions and facilities include Universiti Teknologi Mara, schools, medical centres and supermarkets such as Tesco and Econsave.

As at March 13, 2018, there are 12 sales listings on EdgeProp.my, which translate to an average asking price of RM657,250 while there was one rental listing with an asking monthly rent of RM1,500.

Based on EdgeProp.my’s data, there were 23 transactions in Bandar Hillpark between 2Q2014 to 4Q2016, with an average transacted price of RM525,043.

The highest transacted price was in 3Q2015, where a landed home was sold at RM836,000. There were no transactions in 2017.
