JOHOR BARU (Oct 24): Hua Yang Bhd has unveiled Elemence, its newest township in Taman Denai Alam, Johor Bahru, the developer announced in a press statement.

The developer is kicking off the eight-phase township with the launch of a parcel within Oval, the first phase of the development.

This parcel will comprise 64 units of cluster homes with a built-up of 2,170 sq ft that are priced at RM680,000 and two link bungalows with a built-up of 2,569 sq ft that are priced at RM905,962.

The new parcel has an estimated GDV of RM41.72 million.

Oval is slated for completion in 2019 and is accessible via Jalan Kota Masai 1 and Jalan Canggung.

Nearby facilities include supermarkets, hospitals, educational institutions, banks and restaurants.

The phase is also within driving distance to Pasir Gudang Port, Tanjung Langsat Port and Johor Bahru city centre.

Meanwhile, Elemence will be developed on 73.16 acres of freehold land and has an estimated GDV of RM375 million.

Other properties in the township will include shopoffices, semi-detached houses and homes under the Johor Affordable Housing Scheme.

“Elemence as a whole is strategically located within Iskandar Malaysia’s eastern corridor; therefore, we expect Oval to be well-received by Johoreans, more so as the demand for affordable homes in this area is on the rise,” said Hua Yang’s Johor branch manager Casey Wong during the media preview.

“Our presence in Johor Bahru dates back to 1993. Today, this southern state is the largest contributor to the group’s total revenue, with a 35% contribution as at 1QFY18. Clearly, Johor is an important market for us and this project is in line with our objective to expand our operations in the southern region,” he added.

Hua Yang currently has a total undeveloped landbank of 468 acres with a potential GDV of RM4.5 billion.
