Developed by Land & General Bhd (L&G), Damansara Foresta is a freehold development located in Bandar Sri Damansara.

It is situated on a hill 180m above sea level and surrounded by greenery. It also has a panoramic view of the city skyline, said real estate negotiator Nelson Leong of Cornerstone Realty who closed the deal.

The seller was a property investor who had bought the unit for about RM740,000 in 2012.

As for the buyer, he bought the property because he was attracted to the corner unit with a practical layout which allowed him to explore various ways to renovate the space.

“Also, the buyer liked the location very much because it is surrounded by greenery and the development is near to his parents’ house. The pool and forest view are also among the main selling points,” said Leong.

“The selling price of RM520 psf is very reasonable considering Damansara Foresta is near to Desa ParkCity and is accessible via several highways.

“Other developments in the surrounding areas such as Mont’Kiara, Mutiara Damansara, Desa ParkCity and Taman Tun Dr Ismail are asking for between RM650 psf and RM1,000 psf,” said Leong.

He added that the project was handed over to purchasers in January last year.

There is no transacted data on Damansara Foresta available yet on TheEdgeProperty.com. However, based on 34 sale listings, the average asking price is RM852 094 or RM573 psf, while the average asking monthly rent is RM2,476 or RM1.58 psf.
