USJ 16 is one of the many neighbourhoods that make up the UEP Subang Jaya enclave. Its bordering neighbourhoods are USJ 17 and USJ 18. The neighbourhood comprises mostly two-storey terrace houses, rows of shoplots and Sri Tanjung Apartment, a low-cost apartment.
According to Carmen Lee of Reapfield Properties who concluded the deal, Lee shared that the buyer is a family who have been renting an intermediate unit in USJ 16 too. Therefore, they were already familiar with the area.
No longer wanting to rent, they decided to purchase a home instead and chose this corner unit. Besides being familiar with the area, they decided to stay within the same neighbourhood as it is near to their parents’ home and the school that their children attend.
The house is also in a good condition and has been semi-furnished with kitchen cabinets and wardrobe. It is also located within a gated and guarded neighbourhood with a proper security guard house system. A rarity as there are only a handful of gated and guarded neighbourhoods in USJ, Lee noted.
Meanwhile, Lee shared that the previous owner had their relatives staying in the unit. Once their relatives moved out, the owner decided to cash out on the unit.
As at early-April 2022, there are 13 sales listings for terraced houses in USJ 16 on EdgeProp.my with the average asking price of RM997,384.62 or RM501.59 psf. There are no rental listings available.
