Developed by Sime Darby Property, USJ Heights is an exclusive gated and guarded low-density neighbourhood comprising bungalows, superlink houses and villas. USJ Heights is also located in Subang Jaya where convenience to essential needs is only a drive away.
According to Carmen Lee of Reapfield Properties, the buyer had been looking for a home that is near to her workplace as she is working within the Subang area.
She also loved the neighbourhood as she felt that there were no negative elements surrounding the terrace house such as T-junctions and high-tension wire cables. Adding that the neighbourhood has a proper gated and guarded system, which she finds is lacking in the USJ area.
On the interior part of the house, Lee added that the house was just what she was looking for with the right amount of rooms and space as it fits her growing family.
For the previous owner, Lee shared that the house used to be an investment property where they previously rented it out. However, they decided they wanted to cash out before the Real Property Gain Tax (RPGT) exemption.
As Lee concluded the deal, she shared that the deal was a fair price as the normal market price for a unit in the area can go between RM1.3 million to RM1.35 million for a non-extended unit.
According to Edgeprop research, there were only two units that had exchanged hands in 2020 with an average transacted price of RM1.8 million or RM580.5 psf.
In end-January, three units were listed for sale on EdgeProp.my with an average asking price of RM2.01 million or RM530 psf. No units were listed for rent.
