About This Project
**##Overview##**Roughly 40 minutes drive South of Kuala Lumpur is the mixed development township of Bandar Tasik Kesuma, Semenyih (BTK), of which development started in 1998. Residents began occupying homes here in 2001 in this multi-million ringgit project by Agenda Istimewa Sdn.Bhd. (a subsidiary wholly owned by Nam Fatt Corporation Berhad.) that currently has 8 phases numbering 7,810 homes on 900 acres of land with more houses being developed or planned for the future. 457 acres has been or is being developed for commercial purposes such as commercial centres of shop lots. There are lots of empty plots of land or yet to be developed lush green areas that still preserve the pristine lush natural environment of the housing sections of this township. The population here, targeted for about 40,000, is a mix of Chinese, Malay, India, and others, of middleclass status and backgrounds. Clean with lots of fresh air, and with low crime rates, this area is also quiet as well as peaceful although traffic congestion happens along Jalan Semenyih coming into this area especially at the junctions of Jalan Semenyih and Persiaran Tasik Kesuma besides other less important roads here. The avenues here are wide, quite well maintained with trees lining them complete with kerbed nature strips, green buffer zones and small green grassy slopes. The houses here are mainly 1 and 2 storey terraced homes, semi-detached houses and low rise low cost apartments. Lacking within or near BTK are shopping malls and hypermarkets besides a hospital or medical centre. But there are hypermarkets like Tesco at Bandar Rinching and two Giant branches in Kajang besides The Store department store in Semenyih.**#Amenities & Facilities##**There are 2 small commercial centres, one within this township and the other adjacent to the Western border of BTK just across Jalan Semenyih. At the North-Western corner commercial centre within BTK there are food businesses like Restoran Ibrahim Maju, Restoran Oren Choklat Chicken Chop, Planet Tom Yam Restoran, Nissa Caf, and Pappa John Classic Restoran. Bank Rakyat has a branch here besides a 99-Speedmart and 7-Eleven branch each and mini marts and a wholesale grocery store. There are also tyre shops and car accessories outlets, a Nissan car showroom, a car snow wash centre, hardware shops, and a dobi.Kolej Profesional Mara Beranang and Mara Japan Industrial Institution are large two institutions that are located also adjacent to the Western edge of BTK. SMK Bandar Tasik Kesuma and SK Bandar Kesuma Tasik are two schools located within BTK while a dental clinic, a womens specialist clinic, and a general clinic can be found in or next to this township.**##Accessibility & Transportation##**Persiaran Tasik Kesuma is the main avenue that runs from roughly West to East, of this township then turning off to the North-East to a dead end. It links to the Jalan Semenyih in the West while a few other less important roads within BTK also do the same. Jalan Semenyih in turn links to Jalan TPS 2/22 and Jalah Rinching Tengah, and also leads eventually to Semenyih followed by Kajang town 5 KM and 13 KM respectively. In the South Jalan Semenyih leads to Mantin and links up with the LEKAS highway further down and eventually comes to Seremban city. There are many bus-stops situated along Jalan Semenyih with some adjacent to BTK while there no bus services within this township. Only 20 minutes away in Kajang are a KTM station while the due to be opened LRT station here should be opened when the Sungai Buloh-Semantan-Kajang LRT lines are fully operational in July 2017.
