The median sale at Taman Setiawangsa, Kuala Lumpur, Malaysia is RM 420,000
Overview
Taman Setiawangsa is a suburb located less than 4km northeast of the Kuala Lumpur city centre and next to Ampang. It is considered a high-end area due to its close proximity to Suria KLCC. This serene and hilly district has seen a lot of development, transforming this middle-sized town into a bustling urban area with more and more high-rises progressively built to cater to the increasing population.
Spanning 257 acres, Taman Setiawangsa is divided into a mixed commercial area at the bottom of the hill and a residential area of Bukit Setiawangsa on the hill slopes. In mid 1990s a new neighbourhood on the hill's peak, Puncak Setiawangsa (Setiawangsa Peak) was developed, offering stunning views of the city below. Among the popular real estate developments in Setiawangsa are One Jelatek, Seri Maya and Kampung Warisan, comprising resort-style condominiums and low-rise complexes. The variety of landed and high-rise properties in the area attracts buyers from small- to medium-sized families.
Amenities and facilities
Despite its maturity, the infrastructures in Taman Setiawangsa are still in good condition. A barrage of amenities is available for its residents, with a fair number of local schools and an institute of higher education, Geomatika College of Technology. Choices of eateries are in abundance and a local agricultural market, “Pasar Tani”, is open every Saturday.
An AEON mall, located in AU2 Keramat in the Taman Setiawangsa vicinity, caters to residents’ shopping needs. Other nearby shopping centres are KLCC and Great Eastern Mall. The shopping haven of the Bukit Bintang area is only approximately 20 minutes away using the Lebuhraya Duta- Ulu Kelang highway.
One military hospital, Hospital Angkatan Tentera Tuanku Mizan and another private hospital covering many specialised areas, Gleneagles KL, are only a short drive away from Taman Setiawangsa.
Accessibility and transportation
Taman Setiawangsa is accessible via the KL-Ampang Elevated Highway that has an entrance and exit off Jalan Jelatek. In addition to that, the Duta-Ulu Kelang Expressway (DUKE), opened in 2009, forms the vital missing link in the KL Road Master Plan, joining Duta in the west to Ampang in the east and to Karak in the north.
Roads are not the only choice of transportation as residents can also travel by the Kelana Jaya LRT line or buses. Just across Jalan Jelatek is the Setiawangsa LRT station (named after Taman Setiawangsa), located on the border between KL city limits and Ampang Jaya city limits in Selangor.
The station serves the localities of AU1, Semarak and Taman Setiawangsa. According to KL City Plan 2020, another MRT/LRT line is also expected to be built near the Setiawangsa LRT station.
