Dutamas

•    With limited land in Mont’Kiara, development activity has spilled over to neighbouring areas of Dutamas and North Kiara. Here Dutamas has been defined to include the properties along Jalan Dutamas Raya, an established upmarket condominium enclave within Segambut’s boundaries.

•    Based on TheEdgeProperty.com’s analysis of non-landed transactions in the 12 months to 1Q2015, the average transacted price per square foot (psf) was RM518 psf in 1Q2015, while the average transacted price per unit was RM626,000. 

•    While Dutamas is increasingly coming into its own, properties here are still largely within the mid-end segment. In the period reviewed, secondary transactions were mostly within the RM500,001 – RM600,000 range. Another 24.6% were for properties priced between RM600,001 – RM700,000. Only 5.9% of transactions were for properties priced above RM1 million.

•    The most expensive project is Solaris Dutamas with an average price per unit of about RM940,000. Other pricey projects also along Persiaran Dutamas are Hartamas Regency 2 (RM900,000) and Hartamas Regency (RM774,000).

•    Persiaran Dutamas is becoming increasingly high-end. New projects in the area include the recently completed Icon Residences by Mah Sing Group Bhd. Meanwhile, further south is the recently launched Agile Mont Kiara, comprising 11 residential towers. Prices are reported to begin from RM1.1 million. 

•    Surprisingly, the most expensive unit transacted within the review period was for a 1,378 sq ft unit at Sutramas, off Jalan Dutamas Raya. Completed in 2007, this project is well-maintained and targeted at the upper-middle class. In October 2014, a 3-bedroom unit was sold at a record RM1,888,000.
