- East of Kuala Lumpur city, the Ampang municipality of Selangor is one of the Klang Valley’s oldest ’hoods . Many low-cost flats dot its housing estates while upmarket residences converge around Kelab Darul Ehsan golf course and along Jalan Ampang.
- Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM272 in 3Q2014. The average transacted price per unit was about RM249,000.
- The neighbourhood is fairly diverse. The RM200,001 – RM300,000 price range had the largest share of transactions (20.7%), followed by RM500,001 – RM1,000,000 (11.7%), and homes above RM1,000,000 (0.7%).
- Ukay Bayu is the most expensive by average transacted price per unit, at RM709,000. Completed in 2008, this hilltop project at the edge of the Ampang Forest Reserve boasts expansive views. It has just 65 units spread over eight blocks of between 1,119 sq ft and 3,196 sq ft.
- Menara Indah is the next-most expensive project by average transacted unit price, at RM701,000. It is sandwiched by golf course and forest reserve. In Nov 2013, a 2,551 sq ft unit transacted for above RM1.6 million.
- Ampang Putra Residensi (RM562,000) and One Ampang Avenue (RM506,000), off Jalan Ampang, had among the highest number of transactions.
- The least expensive projects are led by the old low-cost flats such as the Taman Ampang Mewah Flats (RM70,000) and the Taman Dagang Flats (RM79,000) close to the old town centre of Ampang. Often, the average prices per unit are driven down by auction sales.
