Taman Desa was originally developed in the 1970s as an upper-middle class enclave of bungalows and other landed properties. Mid to high-end condos began to appear in the 1980s, built by developers such as Faber Group, which were keen to capitalise on the neighbourhood’s upper class reputation.
- Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was at RM479 in 3Q2014, while the average transacted price per unit stood at RM546,000.
- In the same period, the RM500,001 – RM600,000 price range accounted for the largest market share of transactions (22.8%). The next largest was the RM600,001 – RM700,000 price range (15.5%). Some 7.3% of transactions were for homes above RM1 million.
- Papillon Desahill is clearly the most expensive project with an average transacted price per unit of RM1,463,000. Completed in 2011, this luxury condominium caters to the wealthy, with unit sizes ranging from 1,711 to 3,681 sq ft. Units in this project rarely transact for less than RM1 million. In the review period, a penthouse unit was sold for RM2.03 million.
- Completed in 2007, 1 Desa Residence (RM1,196,000) is a similar high-end condominium with unit sizes starting at 2,142 sq ft. Despite its completion almost eight years ago, the month of May 2014 saw two sales from the developer at prices slightly below market value.
- The least expensive projects are led by low-cost apartments and flats, namely Iris Apartment (RM187,000), Danau Murni (RM272,000) and the Abadi Indah Apartments (RM294,000). All three are clustered together just off Jalan Desa in the south.
