- This week the spotlight falls on non-landed residential properties in the Ampang municipality in Selangor. The areas examined are bounded by the Middle Ring Road 2 in the west, excluding Pandan Indah, Pandan Jaya, Pandan Perdana and Pandan Mewah. The areas covered span from Taman Tun Abdul Razak and other estates around the Kelab Darul Ehsan golf club in the north to Taman Bukit Teratai and Taman Putra in the south.
- Based on theedgeproperty.com’s analysis of transactions, both prices and transaction volumes of non-landed residences in Ampang, Selangor have softened in 2014 since hitting their peak in 4Q2013.
- The average price peaked at RM289 per square foot (psf) in 4Q2013 before plunging to RM256 psf in the following quarter. Since then, the average price has recovered slightly to RM272 psf in 3Q2014, a slight 2.0% y-y appreciation from 3Q2013.
- Similarly, transaction activity softened in 2014, with total transaction volume for the 12 months to 3Q2014 declining 29.7% from 974 units to 685 units.
- The subdued property market in Ampang is likely due to the cooling measures introduced and the lack of new launches in the area.
- The market is likely to pick up with the construction of two new highways namely the Sungai Besi – Ulu Klang Elevated Expressway (Suke) and the Eastern Klang Valley Expressway (EKVE) which is expected to provide alternative routes to Gombak and Kajang.
