The launch of d’Vida last month marked the start of the development of Bukit Jelutong City Centre (BJCC), the final commercial component of the 2,205-acre freehold Bukit Jelutong. Touted as a commercial and lifestyle centre, the 150-acre BJCC will be developed in three stages over the next five years.
Once completed, the developer, Sime Darby Property Bhd, anticipates that BJCC will not only serve as the main commercial hub for Bukit Jelutong residents but will also be the trendiest commercial centre in Shah Alam. Given its location and accessibility to other parts of the Klang Valley via major highways such as the North Klang Valley Expressway (NKVE), Guthrie Corridor Expressway and Federal Highway, the developer feels BJCC is poised to be the signature commercial address in Shah Alam and the Klang Valley.
Apart from lifestyle retail and office units, family entertainment centres, and a regional shopping centre, BJCC will also boast a 20-acre central park, a 1.5km landscaped stream and a nine-acre recreational lake. These are in line with Bukit Jelutong’s overall development that emphasises ample green spaces and parkland.
The first stage of BJCC — the 6.07-acre d’Vida — comprises 93 units of 2 and 3-storey shopoffices and eight lots of commercial land varying from 2 to 3.5 acres in size. Of the 93 units, 31 (comprising seven blocks) have been set aside for en bloc sale.
Average selling prices for the shop units — with sizes ranging from 301 to 4,392 sq ft for the ground floor, 1,152 to 5,694 sq ft (first floor) and 2,077 to 5,726 sq ft (second floor) — vary from RM1,025 psf (for the ground floor) to RM325 psf (first floor) and RM270 psf for the second floor. Opened for sale late last month, 35 of the stratified units (about 40%) have been sold to date.
According to Datuk Tunku Putra Badlishah Tunku Annuar, Sime Darby Property managing director, d’Vida aims to fulfil the immediate and long-term market demand of the neighbourhood and local area catchment. “At the local township level, with its strategic location and good access to a series of highways, it will provide shopping convenience and easy access to residents of Bukit Jelutong and the neighbouring communities. d’Vida will also serve the future working population of BJCC,” he adds.
One of the attractions of d’Vida is its canal and promenade that are integrated into Bukit Jelutong’s network of parks and lakes. This feature, says the developer, highlights its theme of upmarket lifestyle, recreation and leisure.
The commercial mix at d’Vida includes food and beverage (F&B) outlets, canalside themed F&B and entertainment outlets, convenience and speciality stores, boutiques and corporate offices. “The thrust is to provide a range of services and conveniences for the family so that each member will find it compelling to linger around. The project will also cater for a wider range of clientele arising from the future growth of the transient working population and medium density housing within BJCC,” says Tunku Putra Badlishah.
Elaborating on the design of d’Vida, he says importance has been placed on maximising street and canal/promenade frontage, offering good access from street to canal/promenade, optimising cross-views through buildings between street and canal/promenade and creating multiple crossings across the canal between both sides of the promenade to provide good interconnectivity at the ground and first floor levels.
In addition, the shop units have been designed as either corner or semi-detached units. The developer has also proposed wide and shaded verandas, arcades and decks to promote outdoor activities.
Given Sime Darby Property’s emphasis on building sustainable developments, rainwater harvesting is an important design taken into consideration. The buildings will boast a predominantly single pitched roofscape sloping towards the direction of the canal. The water from the canal is then recycled for irrigation purposes.
The underlying intent of the architecture is to capitalise on the tranquillity of the environment, among other things.
With development of the first phase underway, the developer hopes to embark on the second stage, comprising 21 acres of stratified commercial development, in 2011. The final stage, comprising retail, commercial and recreational components, will be launched in 2013.
