Subang Jaya, Malaysia’s fourth most populous city, is interestingly, the sister city of Hioki, in Japan’s Kagoshima prefecture. The buyers swooped in for the deal, as they liked the location of the property and its security, it’s in a gated-and-guarded community. All parties walked away satisfied that their expectations were met.

As of end-December 2023, there are a total of 18 listings for sale in USJ16, with an average asking price of RM1,149,444 or RM547.53 psf. As for rental listings, there’s one with a monthly rent of RM4,000 or RM1.60 psf.
