The median sale at Jinjang, Kuala Lumpur, Malaysia is RM 262,500
Overview
Jinjang used to be the largest ‘New Village’ relocation area – planned, organised and enforced by the British in the 1950s during the Malayan Emergency period of the communist insurgency. Back then, there were just wooden houses or shacks built onto 9,999 plots on 445 hectares (4.45 km sq) of industrial, tin mining and agricultural land. Now, this former rural area has become a hotspot in the heart of the Kepong constituency in Kuala Lumpur.
The favourable status was not achieved through an overnight transformation though. In fact, the area earned itself notoriety from rife gangsterism through the 1960s to 1980s. Since then, it has gradually shed its disrepute to become a thriving commercial and residential enclave complete with good infrastructure and amenities, well-serviced by roads and public transportation. A lot of the land plots, retained through the generations and still siting old wooden houses, have become no-frills eateries.
Traffic is heavy throughout the day with bumper-to-bumper jams at peak periods especially on Jalan Kepong and even on roads off it. There are now many low-cost to medium-end condominiums, shopping centres as well as single- and double-storey terrace houses, and business and industrial parks, along with medical, public and government amenities.
Amenities and facilities
There is much greenery now, especially with many trees planted along the wide avenue of Jalan Kepong itself together with the green lung area of the Kepong Metropolitan Lake that used to be a large disused mining pond. Crystal Crown Hotel Kepong, Brem Mall, AEON Metro Prima Shopping Centre and AEON BiG Kepong are some of the attractions nearby and in Jinjang township itself. There are many banks, ample restaurants, petrol stations, retail shops of all kinds, private clinics and Klinik Kesihatan Jinjang government clinic located here.
Schools are plentiful like SJK (C) Kepong, SJK (C) Kepong 2, SMK Jinjang and SJK (C) Jinjang Selatan. Public services like the Jinjang Fire and Rescue Station and a police station add to the safety and security of this busy suburban area.
Accessibility and transportation
Jalan Kepong, which is connected to the Selayang-Kepong highway, which in turn is linked to the MRR2 highway and subsequently, Jalan Kuching; together with LDP, practically link Jinjang to the whole of the Klang Valley. Kuala Lumpur city is reachable within 15 minutes by way of Jalan Kuching while Petaling Jaya is merely 20 minutes away via the Damansara-Puchong highway (LDP). Smaller roads from the north and south link this area to other towns such as Selayang and Segambut.
There are plenty of bus-stops along Jalan Kepong, which is well-serviced by public buses and continuously plied by taxis. The KTM has two stations towards the west – Kepong Sentral Station and Kepong commuter train station – and one station towards the south-east, which is Segambut commuter train station. These facilitate residents’ and workers’ going-outs and coming-ins.
Selling prices for residential properties here range from RM140 psf to RM600 psf while rental rates range from RM0.50 psf to RM1.15 psf, all of which depend on the size, actual location and furnishings provided.
