PUCHONG (Sept 16): TAHPS Group Bhd's latest launch, phase 2 of Andira Park at Bukit Puchong, has received an overwhelming response on the first day of launch as buyers had queued up at the sales gallery from as early as 6.30pm on the day before the launch.

The project opened for registration at 8am and started selling at 9am, but buyers started to queue prior to the launch, said TAHPS group CEO Eugene Khoo, adding that there were 16 buyers already waiting at the sales gallery at 6.30am.

"Phase 2 has secured over 200 registrants and the crowd today is bigger than the one during the launch of phase 1. The majority of the buyers are from Puchong, while some of them came from Putrajaya and Cyberjaya," Khoo told reporters at the launch today.

"Our target market is the people who are in their late 20s to early 30s, young couples and owner-occupiers. It is quite pleasing to know that most of the people who came today are actually the people we are targeting," he added.

The earliest buyer who queued for phase 2 of Andira Park is Goh Kuang Yeow and his wife, who are living in an apartment at Taman Wawasan Puchong.

The couple arrived at the sales gallery at 6.30pm yesterday and spent the night in their car to buy their dream home — a 2-storey link villas in the project.

"It is a tiring but exciting experience. We have been wanting to buy a landed property for quite some time because we have been living in a high-rise unit for a few years," Goh told EdgeProp.my.

Hence, when the couple came across Andira Park, they were attracted by the project’s features — that it was landed, freehold and reasonable pricing, as well as the developer's reputation — and decided to move here.

Raj, another buyer, was attracted by the potential capital appreciation of Andira Park, which led him to become the owner of a 3-storey link villa in phase 2 today.

"I'm currently staying in a landed house at SS3 in Petaling Jaya. I was looking for a property to invest in. While a lot of people would go for condominiums for rental returns, I'm not looking for that. I'm actually looking for long-term capital appreciation and my family and I might want to move to a new house in the future, so the 3-storey link villa makes more sense to me," he said.

Located at an 8.33-acre freehold site in Bukit Puchong, Andira Park is a gated-and-guarded landed stratified development with a gross development value of approximately RM100 million.

Phase 2 of the development comprises a total of 64 units — 28 units of 2-storey link villas, 31 units of 3-storey link villas and five premier 3-storey terraced homes.

The 2- and 3-storey link villas have a built-up of 1,583 sq ft and 1,789 sq ft with prices from some RM742,000 and RM775,000, respectively. 

Meanwhile, the 3-storey terraced homes have a size of 2,347 sq ft and a price tag of RM1.02 million.

However, after rebates offered by the developer, buyers get to own the 2-storey unit at RM668,000, the 3-storey unit at RM688,000 and the terraced home at RM917,000.

About 73% of the new phase were taken up at the end of today.

Khoo noted that the link villas in phase 2 are priced 7% higher than those in phase 1, which was launched last month.

"Our buyers should see more capital appreciation in their units after we hand the keys to them in about two years' time," he said.

Looking ahead, Khoo expects the market to start recovering from the slowdown as it has bottomed out.

"The demand for property is still there. I believe the market is definitely picking up, as evidenced by the sentiment on the ground. And there are more owner-occupiers in the market, which means it is less speculative," he said.

He added that TAHPS is planning to launch another residential project in the township in the first half of 2018. The project will comprise landed homes and 5- or 6-storey apartments.

"We are still in the planning stage, so the price has not yen been determined at this juncture. But my sense is that the sweet spot is RM700,000 to RM800,000 for landed houses," he added.
